Does every cabana need a building permit?

No single GTA-wide threshold should be assumed. Municipal rules differ, and plumbing can change permit requirements even for smaller structures.

For example, Toronto has a dedicated building-permit application guide for sheds, cabanas and other residential accessory buildings. Oakville states that a shed, cabana or gazebo needs a building permit when it is larger than 15 m² or contains plumbing. Always confirm the rule for the project municipality and property.

Toronto

The City has a dedicated accessory-structure permit guide for sheds, cabanas and other detached structures accessory to an existing house. Toronto zoning also regulates ancillary buildings and structures.

Mississauga

City guidance distinguishes smaller accessory structures without plumbing from projects that require a permit. Drawings and other approvals can depend on the scope.

Vaughan

Vaughan states that new accessory structures, including cabanas, require a building permit and identifies a grading-permit step for new structures.

Oakville

Oakville states that sheds, cabanas and gazebos require a building permit when larger than 15 m² or when plumbing is included, while zoning still applies to all such structures.

Brampton

Brampton publishes separate accessory-structure zoning and permit guidance, including specific size thresholds and location rules for residential accessory structures.
