Some residential projects involve more than architectural permit drawings. Depending on the proposed work, building type and municipality, the application may also need structural, mechanical, energy, survey or other specialist information.

For example, a home addition may involve structural design and site information, while underpinning or a major structural alteration can require engineering input. The exact documentation is project-specific, and municipal submission requirements can differ.

No. Engineering requirements depend on the building and proposed work. Certain structural conditions require professional engineering, while other residential permit projects may proceed without it.

Who decides which consultants are needed?

The required documentation depends on the proposed construction, applicable code and planning requirements, and the municipality's application requirements. We review the permit scope and identify consultant information relevant to our work.

Can I use a consultant I already hired?

Yes, where appropriate. We can review information from an existing consultant and coordinate applicable content with our permit drawings, subject to the agreed scope and usable project information.

Does Building Permit Group seal engineering drawings?

Engineering documents that require a professional engineer's seal must be prepared and sealed by the professional engineer taking responsibility for that engineering work. Coordination does not transfer that professional responsibility.

What happens if the municipality asks for a consultant revision?

We review the comment, identify which discipline it relates to and coordinate the applicable drawing response within our scope. The responsible consultant must address revisions to their own professional work.

Can consultant coordination guarantee permit approval?

No. The municipality or other applicable authority makes approval decisions. A coordinated package can help present the proposed work clearly, but it cannot guarantee an approval.
